Process

 

Developing a design for a project entails a series of investigations, beginning with the most general, and working towards the specific solution. The process of working from an initial idea to a complete building involves many stages. These stages allow ideas to evolve as they are integrated with the realities of the construction budget, and the opportunities or limitations of the existing conditions where the project will be constructed.

The process begins with a discussion with the clients to outline the goals, needs, budget, and the qualities desired in the project.
After the initial ideas are discussed and solidified, the plans are refined with attention to elevation, volume, material and structural characteristics.

The final design phase is the production of detailed drawings and specifications which include: precisely dimensioned spaces, material and construction details, window and door schedules, and electrical power and lighting layouts. These plans are called Construction Documents, and are used for obtaining building permits, pricing the work, and ultimately as guidelines for the General Contractor.

Design Build

Soon after completion of the Construction Documents, we will submit a Construction Cost Proposal to the Owner to provide General Contracting Services for the Project.

Acting as your General Contractor allows us to apply the same attention to detail, from the Design Phase, directly to the Construction Phase. We remain your single source for coordination and responsibility, ensuring a smooth transition into the Construction Phase, and guaranteeing a successful completion for your project.

Representing your interests in both Design and Construction equally, we are perfectly situated to execute the Design intent, evaluate opportunities that present themselves after construction begins, and weigh the advantages of possible changes to the work.
